Residential Zones
GRZ applies to residential areas where councils expect moderate growth. It allows a range of housing options including medium-density development, provided new buildings respect local character and meet height and design controls.
Provides housing at increased density in designated activity centres and other well-serviced locations. Introduced in 2024 as part of Housing Statement reforms. Replaces existing Neighbourhood or General Residential Zones near Activity Centres.
Large lots in semi-rural/green areas; spacious character.
NRZ places stronger limitations on development. It restricts multi-dwelling proposals and aims to preserve existing neighbourhood character, greenery, and rhythm of streetscapes. Most homes remain single dwellings or have modest extensions.
